Frequently Asked Questions
What are the management fees?
Management fees are 10% of monthly rent ($100/unit min.), or 8% ($80/unit min.) for five+ units. Vacant homes incur a $50/month fee.
What are the leasing fees?
We charge 50% of one month’s rent (min. $500). Lease renewals are $250 for conventional tenants and $350 for Chattanooga Housing Program tenants. A $50 fee applies for rent increases without a renewal.
What are the maintenance fees?
Level 1 maintenance is $75/hr, Level 2 is $125/hr. Routine inspections are $125, and major project oversight is 10% of the project cost.
Do you provide monthly reporting?
Yes, you’ll have 24/7 online access to your account for financials, documents, and maintenance tracking. Monthly statements and direct deposit payments are provided by the 15th of each month.
What do you need to get started?
To get started, we need:
- Proof of ownership (deed or settlement statement)
- Signed management agreement
- Copy of current lease(s) if tenant-occupied
- Security deposit funds for existing tenants
- Landlord insurance listing us as “Additional Insured”
- $500 reserve per unit for repairs
- Keys, access codes, garage remotes, etc.
